Peru, IN – Farmington Estates apartments is now under new management and plans an extensive renovation of the property located on South Hilltop Drive in Peru.
According to Jonathan Bell, the Community Manager at Farmington Estates, H.I. Management took over the property about two months ago. H.I. Management is currently the Indiana Apartment Association’s management company of the year.
“What we do is go into communities that have been maybe let go, or something’s happened that has caused a bad reputation, and we go and clean that up,” according to Mr. Bell. “We just make everything nice and make the community thrive.”
The current plans for Farmington Estates include $2 million dollars in renovations including new roofs in December, followed by new siding and some sidewalk repairs. They also plan on repaving all the parking lots at the complex and relocating the mailboxes to a more convenient location for the residents.
The complex includes ninety-six units, some of which are government subsidized. Formally the subsidized units were separated, but as leases are expiring in the subsidized section, the company is having people move to the other half so that the remaining units can be refurbished.
According to Mr. Bell, the complex does not do income-based rent anymore but does accept vouchers from the Peru Housing Authority. All apartments include central air, washer/dryer hookups, private storage, and a patio/balcony.
The renovations to the units have included either replacement or refurbishing/repairing all stoves and refrigerators in all 96 units. Most units also have new dishwashers. The units are also freshly painted with new carpeting in most of the units. Additionally, most of the bathrooms have been completely remodeled.
“Anything we thought needed replaced has been replaced,” according to Bell.
The units now rent for $600 per month for a one-bedroom, $700 per month for a two-bedroom and $800.00 per month for a three-bedroom apartment. The one-bedroom apartments are all occupied and don’t become available very often but there are two and three-bedroom units currently available. Every unit comes with a small storage room.
Additionally, first-floor units have a $50.00 per month premium charge.
Right now, Mr. Bell is offering a move-in special. For those who move in before November 15th and pay their security deposit and pro-rated rent for November, they will get December’s rent for free.

Long-term plans are being developed that could include a fitness center, basketball and/or volleyball courts and a community center.
“We want to develop this into a real community,” said Bell. “We want this to be, when you move to Peru, this is where you want to stay.”
